However, the plot revolves around a family feud over an inheritance and a murder mystery that could put the Singhs in grave danger.
Padmini Raj Singh (Madhuri Bhatia), the family matriarch, lives in an opulent mansion on Mumbai’s outskirts with her eldest son Raunak (Vijay Raaz).
The rest of the family, particularly her second son, a filthy affluent Gajender (Rahul Singh), and her youngest son’s wife Mithika (Flora Saini), believe Raunak emotionally manipulated their mother for the property and refuse to accept it.

The rest of the story will reveal whether or not they were successful in convincing their mother to distribute an equal share of the land.
Helmed by Ram Ramesh Sharma and produced-written by Subhash Ghai, ‘36 Farmhouse’ is based on the concept of ‘some steal for need, some steal for greed,’ with the farmhouse’s inheritance serving as the focal point of the tale.
At first glance, it appears to be a simple family drama in which all the characters can be easily found in any Indian family. Ghai’s OTT debut is a mash-up of genres, ranging from sitcom to murder mystery to romance to family drama, and it explores a range of emotions, from greed to class disparity.

But, apart from the comedy and a smidgeon of romance, nothing else proves to be interesting. Sharad Tripathi keeps the dialogues brief and straightforward, but the ones given to Sanjay Mishra will have you laughing out loud.
In the initial scenes, Raunak is warned by a lawyer that he will not be able to inherit his mother’s fortune on his own. In addition, the land must be divided equally among him and his two younger brothers.
The lawyer, however, vanishes soon after the encounter, and the police begin to suspect all servants and family members. The entire twist is contrived and unnecessary, and it clashes with the film’s narrative.

However, the subplots of a migrant Jai Prakash aka JP (Sanjay Mishra), on his way back to his hometown, accidentally gets a job offer from Benny (Ashwini Kalsekar) and enters the farmhouse under a false identity, and Padmini’s granddaughter Antara (Barkha Singh), a fashion designer by profession, comes to live with her Nani along with her assistant Harry (Amol Parashar), adds a lot of fun to the story. Overall, the plot is predictable, and the climax isn’t a major reveal either.
Mostly shot in one farmhouse, Akhilesh Shrivastava’s cinematography explores the property from all angles. Subhash Ghai, a veteran filmmaker, also makes his debut as a music composer and lyricist.
The way his song ‘Mind Your Business’ is enacted by Sanjay Mishra on screen, adds the masti elements, as does Hariharan’s voice. After decades since ‘Pardes’, Ghai even reunites with Sonu Nigam for the melodious song, ‘Mohabbat.’ Both tracks are pleasant to listen to, but the tempo is too slow when compared to other songs from this era.

Coming to the performances, it’s Sanjay Mishra’s show all the way. His comic timing is spot on, and he makes JP the most memorable and funny character. Another character arc that stands out is Harry played by Amol Parashar.
This father-son duo enters the house with ulterior motives, but they soon discover a larger scheme hatching within the farmhouse, orchestrated by their rich masters.
Madhuri Bhatia delivers a sincere performance in her portrayal of Nani aka Padmini Raj Singh, the family matriarch who wants her family to love her more than her money.
Vijay Raaz is convincing as Raunak, a one-track mind with a failed business and marriage and needs her mother’s support to rebuild his life. Antra, who is searching for affection from her Nani, is played well by Barkha Singh. Her on-screen chemistry with Harry is endearing.
Ashwini Kalsekar’s portrayal of Benny is nothing new, as she has shown her caliber in playing similar roles in the past. Although Rahul Singh’s Gajendra and Flora Saini’s Mithika have limited roles, they both contribute to pushing the narrative forward.
Overall, Subhash Ghai’s 107-minute-long unhurried social commentary on greed, class disparity, family disputes and romance appear to be a half-baked effort. The eccentricity of Sanjay Mishra, on the other hand, makes it a light and breezy watch.
